Joel Marcus founded Alexandria Real Estate Equities in 1994 and essentially invented the life science real estate investment trust (REIT) category. ARE's tenant roster reads like a who's who of pharma and biotech — Moderna, Bristol Myers Squibb, Eli Lilly, and hundreds of venture-backed biotechs. His key strategic decisions involve development pipeline management (ARE had over $10 billion in active and planned projects), maintaining high occupancy in a post-pandemic environment where biotech funding cycles affect lab space demand, balance sheet management (REIT leverage), and geographic expansion decisions. The biotech funding cycle is the single biggest external variable for ARE's stock.
