Hamid Moghadam

Co-founder, Chairman & CEO of Prologis · Prologis

global

Hamid Moghadam co-founded AMB Property Corporation (which merged with ProLogis in 2011 to create the current Prologis) and has served as Chairman and CEO, building what is now the world's largest owner, operator, and developer of logistics real estate. Born in Iran, Moghadam immigrated to the United States as a teenager, earned an MBA from Stanford, and entered real estate development before recognizing the massive opportunity in industrial logistics properties. Prologis's portfolio is staggering in scale: approximately 1.2 billion square feet of logistics and distribution space across 19 countries on four continents, serving approximately 6,700 tenants. The company's largest customers include Amazon (Prologis's single biggest tenant), FedEx, DHL, UPS, Walmart, and Home Depot. The explosive growth of e-commerce transformed logistics warehouses from commodity real estate into mission-critical infrastructure — every online order requires warehouse space for storage, sorting, and shipping. Under Moghadam's leadership, Prologis has also built a significant development business, constructing new logistics facilities on its land bank and then leasing them at premium rents. The company's Essentials platform provides customers with energy (solar installations on warehouse roofs), workforce solutions, and other services. Key stock drivers include e-commerce growth rates, supply/demand dynamics in logistics real estate, rent growth (Prologis has achieved dramatic mark-to-market rent increases as in-place leases roll to current market rates), interest rate impact on REIT valuations, and development pipeline execution.
